What are your rates and points?

Rates and points vary based on the deal structure, property type, and borrower experience. We’re highly competitive and guarantee to match or beat any legitimate offer.

How long does it take to close a loan?

Most loans close within 30 days, depending on how quickly we receive all required documentation and appraisal information. Loans can be funded as quickly as 7 to 15 days.

Do you lend to entities or individuals?

We only lend to investors through an LLC or business entity for liability and tax purposes.

Do I need to have cash reserves?

Typical investor loans are 65% to 70% of the ARV value, and could be be up to 100% of the Rehab costs. We recommend that investors always have cash reserves on hand. The amounts will depend on the financial strength of the deal.

Why do you need my credit score?

Credit is just one factor we consider. We primarily focus on the deal itself, equity position, and exit strategy rather than traditional credit scores.

Do you lend nationwide?

We currently focus on specific local regions and states, but our network of lending partners allows us to consider deals in most major markets.

Do I need to make repairs before selling my home?

No. Many of our buyers purchase properties in As-Is condition, which means you do not need to make repairs, renovate, or prepare the home for showings. This can save you significant time, money, and stress.

Do I have to pay real estate agent commissions?

No. When selling through one of our programs, there are typically no real estate agent commissions. This can save sellers thousands of dollars compared to traditional listings.

Are there closing costs when selling to you?

In many cases, closing costs are minimized or eliminated depending on the structure of the transaction. Our goal is to create a simple and transparent process so sellers can keep more of their proceeds.

How is this different from listing my home with a real estate agent?
