Most loans close within 30 days, depending on how quickly we receive all required documentation and appraisal information. Loans can be funded as quickly as 7 to 15 days.
We only lend to investors through an LLC or business entity for liability and tax purposes.
Typical investor loans are 65% to 70% of the ARV value, and could be be up to 100% of the Rehab costs. We recommend that investors always have cash reserves on hand. The amounts will depend on the financial strength of the deal.
Credit is just one factor we consider. We primarily focus on the deal itself, equity position, and exit strategy rather than traditional credit scores.
We currently focus on specific local regions and states, but our network of lending partners allows us to consider deals in most major markets.
